Prepare to offer

Make sure you have done all your homework! This will give you, the agent, and the seller the confidence to proceed, and could make the difference between clinching or losing the deal. In particular, make sure you have done the following:

  • You have a valid mortgage in principle
  • You have documented proof of your income for the last three years (in electronic format if possible)
  • You have documented proof that the money you want to use for a deposit (and to pay stamp duty with)
  • You have spoken to your solicitor and showed them the property you want to make an offer on
  • You have your solicitor lined up

Don’t be scared to negotiate, especially if you have some reservations about the condition of the property, and especially when the market favours buyers over sellers

Popular properties can get multiple offers in a short time, so you will need to act decisively and fast.
